Here’s my read: the price is what kept buyers from saying yes. It is the most common reason a house sits, and the hardest one to say out loud.
The cost is measurable: in September 2026, Grants Pass sellers received an average of 93.9% of their first asking price (Flexmls Market Summary, Grants Pass). On a home first listed at $450,000, that is about $27,500 below the asking price.
It is rarely anyone’s fault. Many sellers price from what they paid, what they put in, or what the market did a few years ago. Buyers pay what the market supports today, and a price set there from the first day draws the strongest offers.
Before you relist, a complimentary Seller’s CMA gives you an independent read on the price, with every comparable sale on the table. More on why homes sit. To talk it through, call or text me at (971) 303-2253. I make time for every question.
