Complimentary Property Reports

Before anyone decides what to do with a home, a rental or a piece of land, they deserve the facts in writing. I prepare each of these reports for your specific property, at no cost, with the work no subscription can do: comparable sales verified against county records, adjustments priced in dollars, and a broker’s interpretation of what the numbers mean. I prepare them as I would for my own family, and each one is yours to keep, whatever you decide. Buyers and owners often request one as an independent second opinion on a price or an offer before signing anything.

Seller’s CMA

An opinion of what your home would sell for today, built from verified comparable sales, together with its sale and tax history, recorded liens, estimated equity, natural-hazard exposure, permit history and your net proceeds at closing. Home-value services charge about $30 a month; a pre-listing appraisal costs $600 to $1,000 in Oregon. Request your Seller’s CMA

Buyer’s CMA

A disciplined answer to whether a home is worth its asking price: a fair-market range, the seller’s likely room to negotiate, an estimate of the monthly payment and a recommended offer strategy. Request your Buyer’s CMA

Tax Appeal Check

An assessment of whether an appeal could lower this year’s property tax bill, with the January 1 comparable sales an appeal requires. Appeal services retain 25 percent or more of the savings. Available October 25 through December 31. Request your Tax Appeal Check

Rent Check

The rent your Southern Oregon rental can command, the cash flow at that rent, and whether keeping or selling the property nets more. Rent-estimate subscriptions cost $16 to $29 a month. Request your Rent Check

Parcel Report

The essential record on any parcel in Josephine or Jackson County: ownership, acreage, zoning, water rights, well logs, septic records, legal access and natural hazards. Parcel applications charge $9.99 a month for a fraction of it. Request your Parcel Report

A CMA is a broker’s opinion of value, not a licensed appraisal.
